EDMONTON TOWNHOMES · BUYER'S GUIDE

Edmonton townhomes: the middle ground between condo and house.

More space than a condo, less upkeep than a house. But "townhome" covers several very different ownership structures in Alberta — and the differences matter to your wallet.

"Townhome" isn't one thing in Edmonton

The same-looking row of homes can be three different things:

Townhouse condos — you own the unit inside; a condo corporation owns and maintains the exterior, roof and grounds. Monthly condo fees apply, and a document review protects you, same as apartment condos.

Bare-land condos — you own the actual lot your unit sits on, plus a share of common property. Fees are usually lower than conventional condo townhomes, but you may carry more of the exterior upkeep.

Freehold row homes and duplexes — you own the home and lot outright, no condo corporation, no monthly fees. You handle your own exterior maintenance and insurance. In Edmonton, half-duplexes are especially common in mature and established neighbourhoods.

Which structure is "better" depends on your budget, appetite for maintenance and how long you plan to stay. Each has a different resale profile.

What to check before you buy

Fees & reserve fund (if condo-titled)

What the fee covers, reserve fund health, and any planned special levies — found in the document review.

Bylaws & rules

Pets, rentals, parking, exterior changes. Boring to read, expensive to discover later.

End unit vs middle unit

End units usually have more windows and light — and often a higher price. Worth comparing in person.

Parking & storage

Assigned, tandem, garage or street? Winter in Edmonton makes this a bigger deal than most listings suggest.

Construction & sound

Shared walls vary a lot between builds and eras. Visit at different times of day if you can.

Real property report

For freehold townhomes and duplexes, the seller's Real Property Report with compliance letter confirms fences, decks and structures are where they should be.

Common questions

Are townhomes cheaper than houses in Edmonton?

Generally yes, and you usually get more space than a similarly priced condo. The trade-offs: shared walls, possible condo fees, and smaller yards. The exact gap varies by area and market conditions.

What's the difference between a duplex and a townhome?

A duplex is two homes sharing one wall, typically freehold with no condo fees. A townhome row usually involves several units side by side, often condo-titled with shared property and fees.

Do I need a document review for every townhome?

If it's condo-titled (conventional or bare-land), yes — the same review as an apartment condo. Freehold homes don't have condo documents, but they do need things like a Real Property Report and title review.
