What buyer representation actually means
Buyer representation means you have a licensed REALTOR® working on your side of the transaction — not the seller's. In Alberta, that relationship is formalized with a written buyer representation agreement that spells out what your agent does, how long the agreement runs, and how your agent is compensated. You should never feel rushed into signing one; a good agent will walk you through it line by line first.
Without representation you're largely on your own: you find listings yourself, book showings yourself, interpret disclosures yourself, and negotiate against a professional working for the seller. With representation, the playing field levels out.

How buyer representation is paid
This is the question most buyers are quietly worried about, so here it is straight: you typically don't pay an upfront fee to have a buyer's agent. Compensation is set out in your representation agreement and is generally handled within the transaction itself. The exact structure varies by situation — Jon will explain the specifics for your purchase in plain language before you commit to anything, in writing, with zero jargon.
What Jon won't do: pressure you into a long agreement, lock you in for a term you're uncomfortable with, or make you feel like a transaction instead of a client.
Common questions
Do I have to sign a buyer representation agreement to see homes?
No. You can start with a conversation, get property alerts and ask questions first. A written agreement comes only when you're ready to make Jon your agent — and he'll explain every line before you sign.
I already found a home online. Is it too late?
Not at all. This is one of the most common starting points. Reach out before you contact the listing agent directly — that first step can make a real difference to your negotiating position.
Can you help if I'm moving to Edmonton from another city?
Yes — remote buyers are welcome. Neighbourhood shortlists, video showings and honest advice about commute times and amenities, all before you fly or drive in.
